Owning 4+ acres of Florida land is a dream, but do you know the first three things to check before you build? From well and septic readiness to understanding nearby preserves, due diligence is key. Here are my top tips for buyers looking at acreage in Pasco County.
1. Well and septic readiness
Many rural Pasco properties aren't on county water or sewer, so your home will likely need a private well and a septic system. Before you buy, ask whether either already exists, request any permits or records the seller has, and find out what the soil and lot layout allow. The answer affects your budget and where the house can sit on the land.
2. Nearby preserves and protected land
Pasco has large nature preserves and conservation areas, and living next to one can be a big part of the appeal. It can also mean wetlands, setbacks or other limits on part of the property. Look at what borders the land and whether any portion is protected before you plan your home site, barn or pond.
3. Zoning, permits and flood zone
Zoning decides what you can build and whether you can keep animals, add a workshop or put up a second structure. Check the zoning with the county, look up the flood zone, and ask what permits your plans would need. Pasco County: Find My Flood Zone ↗
Every parcel is different, so verify buildability for the specific property with Pasco County and the right professionals before you buy.
