Infrastructure work has started on a 785-acre mixed-use development in Pasco County at the northeast corner of Interstate 75 and State Road 52 (Exit 285). Houston-based Hines and Tampa-based Krusen-Douglas are developing the project, called Kinfield.
What's planned:
- Three million square feet of industrial space
- 190,000 square feet of commercial space
- 500,000 square feet of office space
- A 250-room hotel
- 1,550 apartments and townhomes
- 600 single-family homes
Hines expects the main infrastructure work — including roads, utilities, and public amenities such as a section of the Orange Belt Trail — to be completed by the second quarter of next year.
Projects of this scale tend to reshape the surrounding real estate market, driving demand for nearby housing, retail, and services. Kinfield is one to watch for anyone following growth along the I-75 corridor in Pasco County.
